Understanding renovation cost per square foot

A simple number for fair comparisons

Cost per square foot (or per square metre) is the most widely used yardstick in renovation. It divides the total cost of a project by the area it covers, turning very different projects into one comparable number. Is a $24,000 quote for a 300 square foot basement better or worse than a $30,000 quote for 400 square feet? Per square foot, the second is cheaper. This calculator does that division for you, in imperial or metric units.

It works for whole renovations, single rooms, additions, flooring jobs and even individual quotes. Enter the total cost and the area, and the result appears instantly.

Using it to check quotes

Once you know the cost per square foot of a quote, you can compare it with typical ranges for your area and project type. A figure far below the norm may indicate missing scope; one far above may include premium finishes or complicated work. Our contractor quote comparison calculator goes further by flagging outliers among several quotes.

Keep in mind that per-area figures are averages. Small rooms with expensive fixtures — bathrooms and kitchens — always have a high cost per square foot, while large open areas such as basements or bedrooms are cheaper per unit of area.

Why the number varies so much

Location is a big factor: labor in a major city can cost 25 percent or more above rural rates. The age and condition of the home matter too, because older buildings often need electrical, plumbing or structural upgrades. Finish level, the amount of custom work and whether walls or plumbing move all push the figure up. Even the season can play a role, as contractors are busiest in spring and summer.

That is why this calculator does not apply a national average. It uses your own numbers, so the result reflects your actual project.

Turning cost per area into a budget

You can also use the number in reverse. If you know a typical rate for your kind of project, multiply it by your area to get a first budget, then refine it with our kitchen, bathroom or flooring calculators. Add a contingency of 10 to 20 percent with the renovation budget calculator, especially for older homes.

To convert between units, remember that one square metre equals about 10.76 square feet; or simply switch the calculator to metric. Treat any per-area figure as a guide and confirm prices with local professionals.

How it's calculated

Cost per square foot = total cost ÷ area. Divide by 0.0929 for square meters — or just switch to metric at the top. Comparing quotes this way helps when projects differ in size.

Worked example

$60,000 over 800 sq ft (75 m²) = $75 per sq ft, or about $807 per m² — a mid-range renovation.

Frequently asked questions

+What is a normal renovation cost per square foot?

Cosmetic updates often run $20–60/sq ft (about $215–650/m²), mid-range $60–150, and major remodels $150+.

+Why do kitchens and baths cost more per sq ft?

They concentrate plumbing, electrical, cabinetry and fixtures into small areas.

+Should I include unfinished areas?

Only include the area that's actually being renovated.

+Is cost per sq ft useful for small jobs?

Less so. For single rooms, use a room-specific calculator.
